How can you search BP members by State so you can network with other BP members in the areas you are doing business in?

How do you send a saved listing to another BP member within the site? I see I can email a listing to someone, but can I sent the listing within the site?

Would like to know where I can get a current list of which banks took tarp money? Interested in doing short sale flips but need to stay away from properties that have buyers in the HAFA program after being turned down from a HAMP (loan mod). This law is now in effect as of April 8, 2010 and good till Dec 2012 in which a property can not be resold within 90 days. This also does apply to FHA short sale properties...

Its funny FHA had the 90 day resale lifed on their REO's back in Jan. but placed it on the short sales now. Looks like we know where the focus is for the next year or so..hmm :roll:

Yes, the tenants will know that you are the owner. It is just sometimes easier for a tenant to talk to someone other than an owner when applying. Be carefull of the tenant that had a slum lord in the past. Sometimes these tenants can be incredibaly picky.

You should call your tenant that has shown interest and see what they are doing. Any tenant that you show you always want to call the next day. We believe the tenants can be impulsive in where they move to. It could be price, location, like property, like the owner and they know on the spot if they will rent a unit. Good Luck...

Is your application a quick one page form? When we show rentals, we tell the tenant on the spot if they want to fill out the application with as much info as they can, they can call in the rest. We collect the application on the spot. We tell tenants this when they call in to view the place. They can always call in later more info or fax over pay info.

Other wise all your doing is showing the property and giving out paper. It has been a sucessfull way to get them to commit.

Honestly, the problem could really be that you are the owner living next door. This can make tenants very uncomfortable. My brother and I had a four unit building with a house in the back. My brother livied in the back house and would show the vacant units. We found out real fast, this was not the way to lease a unit. I started showing the property and we leased it. I didn't mention he lived in the back house.

May be you could have a friend or family member show the unit to get it leased and just be the voice on the phone. Perhaps a property manager could be the solution. Ask the next tenant you show what they think of you living next door to see if that is it. With that many showings and a good rental price , you should have leased it. Anything wrong with the unit? Location? Condition?

I am very interested in this call. I agree that yesterdays procedure is not todays rule. I don't see who any investor that would take a write off in this economy if there is still money on the table....
