Hey @Ronnie Allison an assignment agreement can be a simple document that outlines the terms of your agreement. I have a 1 page agreement that I've used in Florida and would be happy to email it to you if you want to dm me. As far as a the P&S goes, I would talk to a couple local realtors about which P&S will give you the right to assign. In Florida we have the Far-Bar, which is a contract put together by the Florida Association of Realtors and the Florida Bar. It's got a section that you can check to make the contract assignable. It's pretty standard and most people use it. You should have a contract similar to this in VA. Most wholesalers here use their own contracts for simplicity, many times they are only 1 or 2 pages and those can say anything you want (with your attorney's advice).

Typically people reach out for transactional funding once they have an executed purchase agreement with the seller then another with the end buyer. There is no harm in reaching out early, but technically there isn't much work to be done on the lenders side until you have a buyer in place.

I have some rec's in central FL that work with mobile notaries. I'm sure you can find someone in south FL if you look around but I'll dm you their info in case you need someone quick.

There are a number of transactional lenders that offer them for wholesalers online. I will dm you with some contacts.
