 I didnt do her mentorship I just dove in on my own. Owning an IT Staffing from for 30 years recruiting/headhunting globally many of the same rules apply when investing and finding investments. I have a private lender/mentor onboard, 2 lead managers and a marketing guru so building a team around yourself is what has worked for me. My team will consist of 6 and we all focus on a piece of the process until close and then we share in the earnings equally after overhead.

What made you interested in investing in this type of deal?

Land in Arkansa and in this area is beautiful and increasing in value.

How did you find this deal and how did you negotiate it?

It was not on the market and I told my brother who lives in this area I was looking for land. He contacted a friend who owned this and was interested in selling. I paid him what he paid for it, in 98!

How did you finance this deal?

I paid cash

How did you add value to the deal?

I out in a septic, power and a well and only have 50K into it. It's valued over 150K

What was the outcome?

a great investment!

Finding a ranch of this size in the beautiful Northern AZ was a chance of a lifetime!

I found it on craigslist and I negotiated the terms with the owner and his real estate agent

How did you add value to the deal?

Bought 517 acres originally then purchased the 2 lots around it to take it to 590 acres.

What was the outcome?

its estimated to be worth 1.2M
