Thank you for the advice. For an out of state investor like me, it is reassuring that NEC and Pats Peak are next town over so I can really target NEC students as potential tenants. I will deff keep that in mind!
I did get the property below asking now under agreement so we shall see how the inspection goes and how it appraises but so far looking good!

Where my NH investors at - what do you think about Hillsboro NH as buy and hold? Currently looking at a 4-unit MF in the area. List price $400K with rents $4100. I am an out of town investor so need your expertise and advice. Thank you!

@Forrest L. thank you for the advise. Since this is going to be my first rental investment, I am hoping that I can grab a property which is semi decent and don’t need a lot of renovations. From what I have seen so far, multi family properties under 300k do come by which are in decent shape, it just depends on if the numbers work for me.
Do you recommend any one area over the other in Lowell? I am thinking of staying near the Umass area if possible but open to any advice that I could get.

Hi Everyone - this thread is definitely motivating for a new investor like me! I am a Biotech professional from Ashland, MA, looking to purchase my 1st rental property in the greater Boston area.
From what I have learned so far, I have narrowed my locations to Worcester and Lowell areas as I won’t find a multi-family property under 300K else where.
I would be interested in learning more about what you guys do, how you got to this point and how we can help each other.
