@Michael Tyler you may want to look into getting insurance for properties in Etna, as I believe that it is in a flood plain and hard to insure

@Kevin Wilson many of the big tech companies have moved into PGH because dirt is still cheap (lots or former rust belt factories and mills that have been turned into tech; Uber has their big self-driving proving ground there) as well as Carnegie Mellon graduates.

It is one of the most beautiful cities in the Midwest and has a great mix of culture and midwestern sensibilities. I would really look at the school districts outside of the city (Mt Lebanon and Fox Chapel are two of the best), as these will always be in demand.

Google opened a big campus in the South Liberty area, but prices here have already gone through the roof. There are deals in Homestead, but don’t get shot

@Lacey Hunter I think much of it has to do with there being a huge supply of product available right now and the market is responding to this.

I also think that Seattle is no longer the desirable city it once was, and people are looking in other areas that don’t have the problems seattle has: homelessness / heroin, terrible traffic, terrible schools, anti-business government, etc

@Terrell Simmons there a many good BP Podcast episodes that talk about mobile home investing. The overall consensus is that the money is in the dirt and not the actual unit; most mobile home park owners want the tenants to assume ownership and responsibility of the units, as they are liabilities

@Mike M. If it were easy you wouldn’t have the years of apprenticeship required to become a licensed electrician. Trying to make a few bucks at the expense of doing something the right way, especially when it involves life safety, is what gives real estate investors a bad name

@Mike M. You really should be using a licensed electrician for a whole house rewire especially if permits will need to be pulled. Going to Home Depot for a 2 hr class on painting a bedroom is one thing, but electrical is a different beast that can have deadly consequences if not done by someone who knows what they are doing
