Assuming you've more than ... say $60k in your 401k, my suggestion is GO FOR IT. 

Also - look into buying a 4 unit with FHA; 4 units is the max # of units they'll allow.

To search, I've a link off of my profile to a short instructional PDF I wrote up (I got tired of explaining it) about how to search the commercial site www.LoopNet.com (which is the Zillow for commercial properties; 4units are commonlyconsidered commercial). 

Loopnet is cool because I've a way to use Google to search it.... Check out the link if you'd like to learn how to use Google to show you its listings www.bit.ly/LoopnetInstructions

You could then find & buy a 2, 3, or 4 unit, and (live in the smallest unit) and have your tenants pay down your costs, etc.

By the way - I posted to my BP profile (at the bottom) a link on how to search (for free) Loopnet.com for commercial properties ... hope it's helpful.


An app that my wife and I love is called Redfin - www.Redfin.com. It's got a reallty good UI IMO, but the best things that I like about it (so far) are:

  1. that if you "HEART" a property, and then that property is pulled off the market by the seller, Redfin does NOT delete the property from your HEART list... which means you can (I think) go to the seller directly and save the RE AGENT FEE!  
  2. that you can X out the property - so that it shows up differently on your list ... showing you that you've looked at it and you don't like it 
  3. the UI allows you to seemlessly go between cell phone and PC ... and even operate the same account on many phones & PCs at the same time (allowing me and my wife to do searches at the same time)
  4. there's a comment section on the PC - so you can type in original prices and thoughts that you want to transfer that knowledge to YOUR FUTURE SELF (if the listing is pulled form the market) or TO YOUR SPOUSE. I'm not sure if comments works on Android.

George, were I in your shoes I would DEFINITELY call the local narcotics cops and let them know. IF that was used for growing, then you buy it, and grow ... and where the cops & DA in the mood, they could put you in the unenviable spot of proving that you were NOT the former grower.

If you call, mention that it might have been, etc., at least you've done something.

...paf... Totally understood on the timehog; just seems that there's so much info that gets repeated. Knowledge Management tools is something I was trying to replicate by putting info into Drive.

...paf... Dog's are awesome, and oh so difficult when they are anxious. Ours, in China, is that way. We just tried to introduce her to the sounds and kept her calm during the sounds - and gave her treats after the noises when she was quiet(er). Worked well over time.

...paf... Yeah. I wish I had two people saying how awesome it is; the last time I subscribed to something in the USA (it was some credit service) I had to cancel the credit card to stop the billing... the 'trial' was seemingly impossible to cancel.
