I would monitor SB-280, it's supposed to override local regulation in July if it's not vetoe'd by Desantis (unlikely). Although I'm not sure if localities will fight it or not abide... 

Unless there's an HOA, Seminole also has lax restrictions.

I used DIYCostSeg.com for my cost seg on my FL property last week. My property structure value was 74% but I have a nicer house on a cheap lot. We're a partner of theirs and have code BNBCALC for $50 off. Bigger Pockets may have a referral system too. FYI this is a referral code and kicks us back $50. DIY Cost Seg had nice functionality for adding any improvements you made to the property by category (HVAC, Electrical, etc.). Be ready to have receipts for the improvements you're claiming. It's a budget friendly option to some of the other services, and they have engineers on staff + audit defense, but the more expensive cost seg companies ($1500-2500) will actually do walkthroughs of your property via Facetime to more granularly estimate components of your structure. 


Techvestor seems to put game rooms in all their units and they seem to be crushing it. I tend to find that if your comps don't have an amenity that you have - even better. i.e. in Orlando dozens of Airbnbs have game rooms but in Davenport, you may be the only one! Another cheap "amenity" I included was a high quality putting green matt (6x12) I bought on Amazon for $350. I had a flat concrete slab (shaded) where I put it. Golf simulators have come way down in price ($3-5K for a basic unit and setup) could also work in a garage, but not an interior room. If golf is big in your market, or you have bachelor parties, etc. it could add $100/night to your ADR.

I charge $200 and it all goes to the cleaner for a 4/3. People usually estimate about 10% of revenue for cleaning expenses. Obviously that increases if you have a lot of short stays. I haven't used them but I've heard https://turno.com/ makes it easy to find a cleaner.

I hired a virtual designer for a few thousand dollars and after giving her dimensions/walkthrough she had a buy list and floor plan ready in two weeks. I think i saved money using her vs buying myself because she also found really affordable furniture. As a result, I'm getting booked a lot by women (bachelorette parties, family trips) and my revenue has really beat expectations. The whole house looks on-theme and inoffensive. 

Hi Ankur, I'd monitor the progress of SB-280 which should override local regulations with a state-wide airbnb registration system. It's designed to bypass local regulations if it's not vetoed by Desantis. I can't guarantee city/county bureaucracy won't try to fight it though...
