i was never a fan of "staging" until I listed one of my properties - the agent did a great job, the property looked so much better - and it sold within a few weeks for a price I was satisfied with.
- The rugs, lamps, tables and all the other stuff came from Rent A Center, it wasn't all that expensive - it made the sale.
- You may want to consult with them to stage your house - they will deliver it and put it where you want it in the house and remove it when you are finished.

Remote investing - yes I have been doing that. Just closed a transaction in Ohio, controlled it for $100,000 and sold it within 11 days for $145,000.
- I was going to have an auction, but I always run some ads first; got lucky, had a bidding war. Netted $45,000.
- Just purchased (controlled with a skinny contract of sale) from the sister her interest in a 77 acre property.
- Her brother was unreasonable and nasty to her, so she sold me her interest subject to me selling it.
- I now am a partner with a nasty unreasonable bully who lives in Tennessee, I am in Baltimore and the 77 acre camp site and tavern is in Missouri.
- I may file a partition suit and sell the property at auction
- I have also done deals in Jacksonville, Pennsylvania, Virginia, West Virginia, New Jersey, Delaware.
- There are more moving parts, but it can be done if you follow a few simple rules.
Leads - from the internet or run ads in local papers.
- Negotiate the price on the phone
- Make a trial offer - a trial offer is an offer well below what they wanted - a TRIAL OFFER will smoke out their true motivation.
- Always ask for contract candy - that is anything they can add to the deal - all the furniture, owner financing, interest free note for their balance or part of it, a car, money back at settlement etc.
- Send a skinny contract for electronic signatures
- Get it inspected, have agents look at it, get comps
- If my offer is too high, go into second stage negotiations (lowering the offer).
- Advertise the property for sale - if no takers - have a public auction.
With remote investing the United States is your market - learn how to do it and you will always have leads, deals and settlements.

Our next meet will be the first Tuesday of August -- at our last meeting we had a panel fielding questions on -- LET'S GET PERSONAL - what's your problem, your issues, why aren't you meeting your full potential in real estate? Many questions were answered and the members had a good opportunity to learn from others with similar problems; their fears and their success. The Quick Pitch is a great way to connect with others and expose your needs.
We had a large turn out at that open forum, lots of learning and real estate education - we discussed some creative Control and Roll system; this system is used to flip properties -- within 3 weeks without ownership; as reported to me, the CEO of the REIA and auction company, our members settle hundreds of transactions for short term profits.
I suggest you become a member of as many REIA's that you have time for - they are a great place to network and learn from other -----WARNING - some of the REIA's have guess speakers selling courses and seminars - make sure you check them out before you make a decision to buy their programs - there are lots of local mentors and professionals right here in Baltimore Maryland who will hold your hand, teach and mentor you - no need to buy a course from someone 3000 miles away - STAY LOCAL!
If you are considering paying for a mentor you should be sure you will get what you expect - so check them out before you take out your credit card.
- Do they own properties now, where, how many? What's their net worth - prove it- look at their financial statement. (talk is cheap)
- Ask if they can mentor you on how to write an offer, use a skinny contract, and necessary protection clauses - look at their forms before making a decision to take a mentor on.
- Principal mortgage, delayed settlements, subordination mortgages, possession clauses, legal assignment forms and agreements, wrap around mortgages - how to stay legal and honest in your real estate business.
- Prospecting - negotiating, hybrid offers, long form offers, commercial contracts, joint ventures, piggy back offers, raising funds.
- Public auctions - how and where to profit, where to stand, how to bid, when not to bid, conversation with trustees and auctioneer before the live out-cry action, farming for commercial properties.
- Title companies - credit lines how not to use HML's, and tenant management, local rental requirements - staying legal - eviction and and tenant retention.
I always suggest that when hiring a real estate mentor you interview them as if you are an employer for your corporation - if they don't pass the smell test - you should pass - find a reliable mentor or coach who has a track record of continued financial success.

Forget HML, get a credit line, this way you can write your own loan. I Washington, lots of opportunity there. My son and I were museum hopping a few weeks ago.
