I've decided on South Florida. I'll be moving early Sept. I realized I'd much prefer to live in South Florida so probably better to move there as in the beginning I'd id like to live near where I invest. I've also lived in Jacksonville so Florida is more familiar to me

@Dwayne Byrd Still haven't relocated. I had it down to Texas or Fla but a member in this thread has made me consider California
@Derrick Thomas I thought about Atlanta. I think I'd really like Dallas. Seems to be a big network of members there

I'm familiar with the Poconos. I'm pretty set on a warm weather location to live.
Going to be more active here. I have a business so I can really live anywhere, but much much prefer living in a suunny climate and I think I'd like to live c near my first investment. I might even want to live in it and rent out other units.

Allentown is a very depressed area, isn't it? I'm pretty sure I would not want to invest there. I certainly wouldn't want to live there

I'm going to message you. I love California and very good universities out there which is something that is very important to me. That's the biggest negative I have for Florida. The universities are not that good, though I suppose U of Florida is okay. Prices in California have definitely deterred me though
@Anthony Vanson "There is gold everywhere, but not everyone is trained to see it." - Robert Kiyosaki ... I live in an expensive area myself, and see investors get deterred from investing here for that exact reason, which I understand. However, don't feel like you should immediately stray from your area. Check the surrounding areas, suburbs, etc 1-2 hours directly outside of NYC that could potentially bare properties with great returns. Follow the Amtrack train lines and see if any accessible areas have potential. An example that I've experienced in my market is areas that are ~30-45min train rides away from San Francisco. Buyers who invested in places like Hayward, CA a few years ago (but after the market crash) are seeing huge boosts in equity through appreciation. Similarly, an area like Hoboken, NJ experienced similar boosts as an upcoming area that is accessible to Manhattan via a quick PATH ride!
But for looking outside your area: I would pull a few reports from some of the big name websites (zillow, redfin, inman, cnn) about which cities are the best to invest in for real estate now, and cross reference them all to see which cities repeatedly show up on each list. From there, dig into things like Unemployment Rate and Population Growth; those are both good indicators of a healthy market.

I'd really like to live in a warmer climate. I hate the winters here. I'm going to decide soon between FLA or TX. I'm kind of leaning toward FLA right now. I like that tropical feel, and many great places to invest. I'm pretty sure my first place will be a triplex or quad
