The February meetup of the Tucson chapter of the Arizona Real Estate Investor's Association is all about securing the deal: putting your verbal acceptance down on paper, negotiating the due diligence period, & closing the deal. 

Topic #1 will feature AZREIA's preferred escrow partner Barbi Stewart & marketing director Eugene Moore with Fidelity National Title. Barbi will walk us through the requirements of a generic purchase contract from the perspective of title & escrow, as well as provide valuable insight into what should be in your written contracts when negotiating with motivated sellers.

After a short networking break (facilitated by a rare networking tool I have handy) we will move into Topic #2: "What to Expect During Inspections," including some ideas of how to conduct a successful due diligence on time, and on budget.

Having discussed how to analyze deals on Buy & Hold properties last month, it's time to turn our focus to adding value to distressed properties

Topic #1 will be "How to Analyze Deals on Fix & Flip Properties," where we will discuss common strategies and considerations when analyzing value-add deals. 

After analyzing a few deals as a group, Topic #2 will feature a Reddit-style "Ask Me Anything" session with Lorenzo Ravilla of SoundTile Restorations: a local general contractor who specializes in investor deals. If you've ever wondered how a newbie investor who knows nothing about residential property renovations can get started with their first value-add deal, now is your chance to pick the brain of a 30+ year veteran in the space.
