Happy New Year, follow BP-ers! I hope this post finds you all busy about locking down your target niche & geographic farm area, because prior to next month's meetup of the New Investor's Subgroup of AZREIA your homework is to be able to know with clarity what sort of leads you want to target. 

The topics we have set up for February's meeting are: "How to Find Leads in your Target Market" & "How to Fund the Deal (using creative & traditional strategies)"

Now that we have established the foundation of our real estate investing journey, the next step in the Deal Funnel is about finally getting into the field: finding deals & putting together funding for your next property under contract!

Note: pending Arizona's response to Corona-virus in the first few days of 2021, we *may* be also hosting an in-person meetup alongside the Zoom live-stream. After bringing some focus to your Big Why of real estate investing and strategically selected buying niche & strategy to accomplish your goals, we now turn our attention to the deal funnel itself: what target market do you select, and how do you keep up with your lead flow? We will talk through a few ideas to consider before deciding where to focus your deal-finding time & dollars, as well as a few pointers from a professional Realtor about the power of client follow up (more importantly, several ideas of how you can structure your own system). As always, there will also be opportunities to network with your fellow new investors, as well as the chance to tell everyone what you are looking for and how they can send you business!

We will do our best!

- There will be a sanitizing station in the room, and I'll make sure we have plenty of pens for sign-in. There is also a sink for hand-washing immediately off the conference room

- Because of the online preregistration through AZREIA.org, we will be able to get a head-count for in-person registrants and can schedule seating accordingly

- We are also simultaneously live-streaming the class via Zoom.com, so if it's easiest to stay safe at home you may do that as well.

As this is a new setting & our first return to an in-person meeting option, we will all be figuring it out and feedback is appreciated.

How's this for coincidence: the first in-person meetup of the Tucson chapter of the Arizona Real Estate Investor's Association will cover the same topic as our last in-person meeting in Feburary! Our October meeting will bring our attention to how to secure the deal: understanding the AAR standard Purchase Contract, navigating the due diligence period, & closing the deal.
Topic #1 will feature AZREIA's preferred escrow partner Barbi Stewart with Fidelity National Title. Barbi will walk us through the requirements of a generic purchase contract from the perspective of title & escrow, as well as provide valuable insight into what should be in your written contracts when negotiating with motivated sellers.

After a short networking break we will move into Topic #2: "What to Expect During Inspections," including some ideas of how to conduct a successful due diligence on time, and on budget.

As we always do, we will be getting together on the first Monday of the month to talk real estate and learn from one another. The meeting officially runs from 6:00-8:00pm, but folks are encouraged to come earlier or stay later for networking and to share recent success stories.

Having discussed how to analyze deals on Buy & Hold properties last month, it's time to turn our focus to adding value to distressed properties

Topic #1 will be "How to Analyze Deals on Fix & Flip Properties," where we will discuss methods of forecasting rehab costs, calculating max allowable offers (MAOs) and other practical considerations when hunting for your first fix & flip opportunity. 

After analyzing a few deals as a group, Topic #2 will feature a guest speaker: Chad Casper with Pillar to Post Home Inspectors will be on hand to talk about what not to do when rehabbing a property. Drawing upon his day-to-day experiences as a local general property inspector, Chad will share the biggest red flags that blow up the budgets of the less experienced rehabbers... happening right here in Tucson!
