I like the multi-family market a lot better down here in Tucson than I do up in the Phoenix area. Normal biases in my familiarity with the market, but I've personally been reasonably successful getting buyers under contract down here... particularly over the last few months.

I'm seeing $90-120/door for C class areas and $130-150/door for A class, so right in line with what you were hoping to spend. As Tucson's rental rates were pretty flat for a long time (up until maybe 5-7 years ago) there is a lot of product with deferred maintenance and crazy low rents, which I think lends itself well to house hacking. For sure it's competitive but still better numbers than I'm seeing hit the ARMLS up the 10.

Hello again fellow Tucson investors, and welcome back! AZREIA has approached and surpassed a new milestone with the slow return of in-person events even the "main" meetup of our beloved REIA, and I'm excited to announce that there may be a return to real life networking on the horizon for us after all!

Much in the spirit of additional resources and networking opportunities to come, the New Investor Subgroup in Tucson has come to the 7th and "final" session in our curriculum. Consider yourself invited to a "seasoned investor panel" feature local investors @Andrew Kiel @Marcus Maloney and Bart & Kim Haines, each of which will be on hand to share their own personal experiences relating to the rookie investor. How did they find their first deal(s), what is their investing strategy (and why did they choose it) and how has AZREIA helped them build their businesses over the years will ALL be on the table!

Hello again, Tucson-curious BP Universe! I hope you all are keeping busy analyzing deals & writing offers as the traditional summer selling season starts to wind up. With any luck hopefully a few of you will have a deal under contract by the time we're able to meet up next month... and if you are, the content next month should be the perfect last stage to get you through to closing your next deal!

This month the Tucson New Investors Subgroup of AZREIA will once again be treated to one of our favorite long-time partners: Barbi Stewart with Fidelity National Title! As one of the most experienced escrow officers in town as it relates specifically to investor purchases, Barbi will be on hand to share her deep level of experience on how to navigate a purchase contract and what escrow's role in a transaction entails.

After a short workshop around how (and why) to buy real estate in an LLC, we will move into Topic #2: "What to Expect During Inspections," including some ideas of how to successfully conduct due diligence. As we will discuss, the inspection period is where investors truly make their money & where the true expertise comes in: when to hold'em, and when to fold 'em, as it were...

@Robert E Sabo We meet the first Monday of every month, via the local REIA. This is the only regular in-person meetup in Tucson for the REIA, but there are other virtual meetups in Tucson and live/virtual meetups run out of Phoenix. And of course there are other events run by other BPers outside of our universe here in town :-)

Hello again BP family! For those of you who have been keeping up with our recent goings-on within AZREIA, we hope you will considering joining us next month for our latest meetup!

Topic #1 will be "How to Analyze Deals on Fix & Flip Properties," where we will discuss common strategies and considerations when analyzing value-add deals.

After analyzing a few deals as a group, Topic #2 will feature a guest speaker: my good friend Chad Casper with Pillar to Post Home Inspectors will be on hand once again to talk through what *not* to do when rehabbing a property. Drawing upon his day-to-day experiences as a local general property inspector, Chad will share the biggest red flags that blow up the budgets of the less experienced rehabbers... happening right here in Tucson!
