@Bill Rich I totally understand that is why I put it out there to see if anyone does that type of hard money lending.

@Bill Rich it is not for me, but I was trying to connect a fellow Realtor with a hard money person for one of her clients. I do not have all the details. 

Are there any Hardmoney lender‘s that will lend an owner occupied property?

@Paul Brown when I do comps for my sellers I always use the elementary school. I was trained that the appraiser will pull from the elementary school, but I always do not see it done like that. Hammerschmidt is a great school district and I have seen property pull some higher prices for the luxury of the school. I do know the Lombard locals have strong feelings about the schools and what side of town you are on.  

@Paul Brown I am a local Realtor and work in the western suburbs. School districts drives prices. Elmhurst is a great location, we did our first flip in Elmhurst. I see younger people entering the market due to the low-interest rates. Inventory is so low, prices are crazy right now. If you would like to connect, let me kow.

@Grant Griffiths The rental inventory in the western suburbs is very low and very competitive. I suggest reaching out to the agent/landlord and advocate for your client. I have offered, on my clients behalf, to pay six months rent upfront, higher security deposit etc. Now if your sellers wanna buy I have a lender that can get them preapproved 368 days outside of a bankruptcy (well at least before COVID).
