At first, I thought I wasn't impacted - yet.  I viewed all 4 of my listings though my host dashboard but low and behold, I searched using a private browser and indeed, they are rearranged to most relevant (which is consistent with most rating systems, which is hard to determine how they come up with most relevant).  For those of you that said you didn't see it on yours, check it with a private browser.

  I only have 5 star reviews in Airbnb so I can't really tell how they chose the one they did to be first (it was a January 2025 5 star review).  I have newer ones since.  I will say that the newer ones are short and sweet but they aren't at the bottom of the list, they are about 1/3rd of the way down.  From what I can tell, they took one or two reviews per month in chronological order going backward and after 2024, peppered in the shorter newer ones.  That said, I have some lengthier ones that date back to Jan 2024 and prior and they are still lower down.  Maybe they are looking a having some from each month starting with the newest and selecting based on different key words?  FWIW, most of my business came from VRBO until Q2 2024 and then it completely flipped.  

Not sure I care about this honestly as most people know there is a filter to change how things are ranked and use it.  I never use Most Relevant when I'm looking as something.  I always like to say best comments and worst so I usually look at both and don't scroll through whatever search engine believes is relevant to me.

Yes, I used to own in the DR.  You should also note that you can only use it personally for 14 days per year (which is the same as the US but since many also look for it to be a vacation property, good to note).

Great to share, folks are always asking and looking.  Not sure if these are already paid links but have you considered creating an Amazon page for this?

Completely agree and wouldn't normally purchase a rental in these markets personally.  I had two in a renter friendly state previously (one went without a hitch, the second not so much), I wouldn't look to repeat that experience.  But, given that he has a primary residence there already that he must leave (Army doesn't give much choice on location), if he isn't able to sell the property quickly for at least break even, and can't take a deduction for a loss, my thinking is to flip it to a rental (question is which kind makes the most sense), he should be able to cash flow given his monthly expenses, even if only $100/mo, then if he still sells for a loss in a year or two, he could take a deduction.  Thoughts?

Depends on if he wants to keep the property in Tacoma or does he need it as a down payment for a property in GA. If he's able to rent out the property in Tacoma either STR or MTR (military bases have great tenants) to hold it long term as long as it cashflows enough. I know a few good agents in Tacoma area who can help him sell if needed. Let me know!


Thanks. He has an agent. Just wasn't sure about the STR demand in the area. He doesn't need the $$ for another down payment. I don't think it will cash flow as a LTR or if it does, it would be close to break even.

My son is in the Army currently at JBLM but is moving to GA in July. He owns a 3 BD / 2 BA in Tacoma. I'm not sure he has enough appreciation to sell right now and I'm trying to help him decide on sell / MTR / LTR / STR. Thoughts? He near Steillacoom and Pierce.

I posted QR codes in the photos for a video walkthrough and a virtual tour. After some time, I received an email warning from Airbnb that I was in violation by posting external links so I took them down. 

Agree with what others have said re: overlap.  That said, I do still think of my "ideal" guest and try to do a bit more to make my property appeal to them.  I try to be in the luxury market and also try to steer away from young kids (my only real damage has ever occurred from them, or should I say parents that don't watch their kids, and they drive the people crazy in my community pool, again, because people don't seem to care to ensure their kids don't disrupt others).  There are places better suited for families than mine.  I specifically target (with my wording) luxury travel, nature lovers, beach goers and couples.  

There’s not much I dislike more than, “Don’t you know who I am?”  For those words alone, I’d say no, even if I was so inclined to otherwise. Why do some people think that their infamy make them more important than any other human?

As always make sure you have STR insurance on your STR property or you may not be covered when a catostophe strikes.

Thanks. I have a great STR policy which is why I haven’t switched to Proper, they are triple the price.
