I know someone who did this and its become a reoccurring joke. My friends father is a VERY talented contractor and works on high end homes and flips historic homes himself. He found out he had to do a dig up at one of his houses and decided to do it himself. He rented the equipment and everything and the joke is that he was down in this huge huge huge hole and it started pouring rain and it became this big mud/death pit and he got stuck down there. His wife had to help him out. While hes down in the hole he just kept yelling "God d*#$(* Jim you really did it now". We always talk about this and while everything ended up going well he said he would never do it again and it was truly one of the stupidest ides hes ever had. We always get a good laugh out of the story though. 

This is the most delusional nonsense I have ever read. The fact that she likened the "hardship" her husband has deservedly endured to having CANCER shows how deep her head is in the sand. Considering these people have no skills outside of utilizing social media I give them a few weeks before they are back online pitching investment deals in whatever foreign country they've relocated to in order to shield their assets. 

We had a situation where all the utilities were verified on move in and then roughly 6ish weeks later when we are opening the utility bills they mysteriously reverted back into our name. We called both utility companies and one relayed a stop change had been placed the next day and the other blamed it on a "billing discrepancy". Basically the tenant scammed us. These things do happen and sadly because of the lag in billing it can take well over a month to figure out. While its rare you cant 100% assume the PM dropped the ball.

 Sued by who Patricia ?  who is going to sue you the rightful owner. 

 This would 100% be considered an illegal eviction in Detroit. Agree or not its just how it is. 

I get that part  I just think that as an owner the chance of a squatter suing you would be slim..

Hey! So just a heads up many precincts will actually work with you as long as they dont have a fake lease. I am speaking from personal experience here. A lot of it depends on the people who are there. If its a bunch of young men who are selling drugs or something it bolsters your case. There are multiple news outlets who REALLY like these kinds of stories (a quick google will help you there) and you can call them up. They will do a ride along with you and then you call the cops when they are there. But either way - yes you have to start the court process. Just saying there are a few more creative outlets to take. 

Do they have a fake lease? If they have fake paperwork the cops usually wont touch it. If they have no paperwork sometimes you can prepare all yours and get the cops to come out there with you. Usually you have to talk to the police several times for them to do this though. Start the court process either way. 

There are pro's and con's to the whole certification process but at the end of the day the debate is moot since its mandatory at this point. We all need to play the hand we are dealt. Its important to note that for a lot of the zip codes the process isnt coming... its already began.

Legally in Michigan you have to have a real estate license to be a PM. Additionally the City Certification process is changing everything. Research this process and the deadlines. Find a good person for lead clearance and remediation if needed.  Make sure you have a good lawyer for when something eventually goes to court. If dealing with clients make sure you have EVERYTHING in writing if it involves for than $1. Its possible to be positive and realistic at the same time :)
