Hi Shanequa. In NC we use real estate attorneys for closings. The standard NC state offer to purchase is not assignable. Wholesalers use their own contracts. I'm not in the Durham area. I'm sure someone will give you some recommendations. If not, look up real estate closing attorneys and ask their offices if they do those kind of closings.

I love living in New Bern NC. Weather is great. Property is affordable. Rentals and Airbnb's are doing well. We are 35 miles from the ocean and are constantly on the boat salt water fishing. Being on the water is amazing. We catch a wide variety of fish which is a blast. I absolutely love it. This is home!

We use Sherwin William's Duration paint for everything. Goes on great. We always do white semi gloss for trim and satin for walls. We pick one neutral wall color to paint throughout, usually some variation of beige. Exact color varies based on flooring we have chosen or if we are keeping existing flooring and color of kitchen cabinets. We frame bathroom mirrors with wood frame casing with white instant hold glue to give the bathrooms some style.

Hi Joe. We do quilts. They take up less room in washer and hold up to washing and drying better. We still don't wash every stay. We cover all beds, box springs, and pillows in full encasements to protect from stains and bed bugs. We put an extra large washing machine at one of our properties and will keep doing that in future properties.

Hi Mahmuda. My husband and I have furnished 3 Airbnb's now. We bought almost everything from Facebook marketplace and yard sales, including the bed frames and mattresses. Lay on the mattresses to check for comfort. Inspect seams for staining to avoid bed bugs. Cover in mattress encasements to prevent bed bugs in the future. The only thing we make a point to buy new are couches. If you pick pieces you really like you will be surprised how the rooms come together to look great, especially if you add art, which you can also buy thrift. The only bad thing is that does require a lot of cash. We then use credit cards and Amazon to buy all new linens and towels and kitchen items we haven't been able to find second hand. Once you go STR you may not want to go back. We have a friend doing very well on airbnb in a university market here in NC. Good luck!

Hey Ariaan. My husband and I started out with two long term rentals but have made our last three properties short term rentals to maximize cash flow. We list on Airbnb. Personally we like the STRs better. We manage ourselves. It is more work but we are still able to do it and work full time. Most of our work is messaging with guests. There are ways to automate. We have a cleaner who brings in her own helper when she needs it. If you like listening to podcasts check out Get Paid For Your Pad. It is all about running an Airbnb business - small or large. Agreed. Check with the state the property is being purchased in. Even if it is more expensive, if the numbers work it's worth moving forward. I wish the buyer luck!

Hi Maria. I don't know if this will work, but is it possible for the spouse to create their own LLC and purchase the property under the LLC name to avoid it? Something to explore maybe.

Hi Gerry. I would be open to it since he is willing to pay more than market rent. I run three STRs myself, but I own them. But I have heard of this business model. Why don't you ask to view his other listings on airbnb? Is he a super host? That speaks well. The good thing about airbnb is that cleaners are constantly in there viewing the property. If damage is done, the host can request funds from the guest to fix it through Airbnb's resolution center. Small things get fixed quickly this way. What other LTR do you own where visual inspections get done on the property condition every few days? If the tenant does this professionally, he is probably willing to make small repairs himself. Just make sure the property zoning allows for this. Draw up a lease that spells out the details for everyone's responsibility.
