Well, my brother got in and out in under an hour, however he got told, "Thanks for the CSR, come back next week for the Tax Certificate." Which is pretty frustrating, since I have emails from 2 seperate city employees telling me that the housing department would notify Tax Sales department of the CSR, In addition, as you said Ned, the CSR itself says that Tammy Hollie from the tax sale office was copied. I can happily say that Ms. Hollie did return an email from me to let me know we had to physically pick up the tax certificate. It could of saved us a trip if she was able to accept the CSR pdf I sent and tell us to come back next week.
This whole system of sign your name and wait in room 1 is ridiculous! If someone had told me how MVA like this process was, I may not have signed up.
I am sending my brother down to the Tax Sale office to 'Pick Up' the tax certificate. Hopefully he gets to walks out with it. Then I would still beat you! Otherwise he might get the 'come back Monday' line.
Kinda bummed, I've been sitting on the CSR for almost a month!

I was at the tax sale office today and they do not automatically add the $100 to the redemption amount. Furthermore they will not collect it until the certificate has been issued which is contrary to what I previously believed. You will have to give the tax sale office a copy of the Substantial repair certificate in order to get your Tax lien certificate. The Lien certificate is required to file the foreclosure.
Ned Carey, What did you pick up? You picked up your Certificates of Substantial Repair, or you picked your Tax Lien Certificates?
I keep getting conflicting information on making sure that the $100 is added to the redemption amount. I have two emails from city employees stating that it would be added. So if it is not added and the property is redeemed, I am losing $100 on this deal and will be very upsest.
Are you saying that I have to go back to Room 1, give them my CSR and then I will receive my Tax Certificate? I thought they mailed the tax certificate.
I really don't want to go back there, it takes too long and I have to take time off of work to get there.

How much are they underwater?
There are not too many creative exit strategies for being underwater. The two best choices are to clean up and do minor repairs as much as possible so that the house sells for as much as the market will bear, and eat the loss financially. Or to rent the house to tenants, possibly subsidizing the property each month, in hopes that the markets grows to the point where you can sell and break even.
Yes, when you walk in the cashier is on the Right. There is some other booth/counter on the left. Not sure what they do there.

I did not purchase "the list". I used the results of the Tax Sale to compile my own list. That is why I'm curious as to how often they update the list.
I believe you purchase the list from the cashiers. So you walk in the front of the building, and thier is an MVA style counter to your RIGHT where you wait in a queue to go to the next cashier.
You do go to ROOM 1 to purchase the tax lien. You sign your name to the clip board that says "TAX SALE" and you WAIT for them to come get you. Then you are only allowed to ask about Three (3) properties, so you better make it count! Otherwise you have to sign your name again and re-WAIT.
So if the list is not current, I would be upset to pay $10 for the list and then wait only to find out my top three choice were redeemed or purchased in June.

Did you receive your Tax Certificate in the Mail? You can't start the foreclosure without it. I am waiting on mine.

Of course I can tell you right now that all the very valuable properties with small tax liens are gone. You aren't going to find too many properties on the list with assessed values over 100k.

I don't see a liability problem with having a key.
However, I also don't see any emergency where you would need to access the property in short notice. If there is an emergency, call 911.
If you fire your PM, you probably want to change your locks. If they are on bad terms and won't give you your keys back, just drill the locks.
