My minimum is 250 dials a week or 50 dials a day. If I have more time, I'll hit like 100-150 dials a day.

I think you need to talk to an investor-friendly agent that owns rentals in the city where you are looking to invest and has knowledge about being a landlord.

What market is the house is you are looking at? Is it in London or somewhere else? Also, if you want people to give you an idea of rehab cost, you should explain what needs to be done and then investors could chime in with timeframes and maybe what they pay for similar work if they invest in that area.

Do you invest locally? If you're not able to invest locally or are not able to get the returns you are looking for you should invest out of state. I would recommend looking in the Midwest. Columbus OH is a great place to start looking in the Midwest. It's a nice balance of cash flow and appreciation. Also, it has lots of job opportunities and population growth. I also live and invest locally here in Columbus. If you are already investing out-of-state what market are you picked?

You should definitely reach out to a lender and see what's in your wheelhouse and go from there. Once You have an idea of what you are pre-qualified for, you should look for an agent and start looking at deals.

Nice. I will actually be visiting Portland, Oregon next month! You should buy long-term rentals in the Midwest, which is a great spot for cash flow. I would recommend checking out the Columbus OH market. It's a nice balance of cash flow and appreciation. Also, it has lots of job opportunities and population growth. I also live and invest locally here in Columbus.

Start going to local meetups and join a REIA where you can connect with other investors and someone will have money there, but just no deal. So partner up with them when you find a deal. I would outline what they are looking for and what you are ahead of time to make sure you are both looking for a similar thing vs getting a great deal, but that's of no interest to the person that's going to partner with you.
