I think the lower equity into a larger investment is a better approach just depends on how you view it. If you are looking for a market to invest in since you live in San Jose, I would recommend investing in Columbus OH commercial real estate or residential depending on the strategy you prefer. Columbus has a lot of job opportunities and population growth!

Nice. By Ashville, do you mean Ashville OH? I live and invest in Columbus OH. I definitely recommend considering Columbus OH there are lots of job opportunities and population growth. Columbus has good cash flow and great appreciation which no other city in Ohio can match Columbus's appreciation.

Ok. Here in Columbus, OH, it is still $9.99 a week for me. I currently use Appfolio though a lot more for leasing as a leasing agent because it's the software our property management uses, but I still use Zillow for one-off leasing if we aren't managing the unit. Appfolio is a complete beast of its own. As a leasing agent, I just take screens shots of the credit check and info then save them as PDFs in a folder and send that to the landlord to approve or decline.

I have been using Zillow applications for leasing, and haven't had any problems with it. It's pretty self-explanatory, gives me the info we are looking for on the prospective tenant, is easy to navigate, and never had any problems with it. I would recommend you use it. The only downside is its $9.99 a week, but you have to weigh your options would you rather let it sit vacant and try all the free options like Craigslist, a sign in the yard and get no movement then settle for the first tenant that looks your way. You gotta spend money to make money!

You already live in Ohio which people are flocking to invest in. More specifically, people are investing in the major cities where you are going to get the cash flow and appreciation. I recommend Columbus lots of job opportunities and population growth. Properties in Columbus Cashflow are good and have great appreciation and you can find deals that meet the 1% rule.

The Midwest has a lot of great markets to pick from to invest in out-of-state. To be precise, I would recommend Columbus OH with good cash flow and great appreciation.
