Definitely make sure to cover the windows with paper on the inside, board the windows up, or put blinds in all the windows so people can't look in. Learned the hard way someone broke in the basement window and stole the copper piping in my rental. If you are looking for a security system, the best bet if there is no Wi-Fi might be simply safe really solid and they don't require Wi-Fi.

That's absolutely absurd. You should definitely have seen their credit score, a background check, and the whole nine yards. Those questions do not violate fair housing. Some states are different from others, so since I don't know anything about Tennessee fair housing laws specifically, I did a little of digging and found this article https://rentprep.com/screening.... No mention of those things specifically violating fair housing in any way. Unless they have drastically changed Fair housing laws there in the last 3 years, you just have a really bad property manager.

The only thing I can think of is just to use the county auditors' website. Thankfully, in Columbus OH, our auditors' website is phenomenal and is easy to navigate, and gives you all the info you need.

Remember keep it stupid simple pick neutral tones that anyone would like. It's a rental, not the Taja Mahall. I also suggest you don't hire an interior designer for a rental unless it's a STR. Short-term rentals are the only caveat because they are like small hotels and they should be treated that way.

If you're looking for another market to BRRRR I would recommend Columbus OH if Texas just isn't cutting it. Lots of job opportunities and population growth. Good cash flow and good appreciation as well as you can find deals that meet the 1% rule which is always nice.

Definitely buy the house hack first, it will introduce you to real estate investing as well as being a landlord and if done right, you won't have to pay rent. After that, I would recommend looking towards the mid-west market's more specifically Columbus OH. Lots of job opportunities and population growth.

You are definitely on the right track with looking at properties in Ohio. I would recommend you start with one property if you don't have any previous experience before buying multiple at once. If you already have some experience, I would say go out and get those 4 houses all leveraged with loans as opposed to buying 2 cash. I think it's a better approach. It depends on what you are looking to do though.

You are definitely on the right track when you said Ohio, but I would recommend looking in Columbus, OH. Out of all the cities in Ohio, it has the most population growth and job opportunities. The market in Columbus, OH has good cash flow and appreciation. You can even find deals that meet the 1% rule.

I recommend house hacking a duplex which is where you live on one side and rent the other. With the rent from the other unit, it should pay for the mortgage and you should be living rent-free or even maybe you will get a little cash flow out of it depending on the deal. The best time to buy is always the present you'll be 80 years old waiting for the right time. As for what market should you invest in I recommend somewhere in the mid-west more specifically Columbus OH. Columbus OH has lots of job opportunities and population growth. As for the real estate in Columbus, they have good appreciation and solid cash flow.

Do the exact opposite of what the previous landlord did. Definitely put your foot down, hold firm, and don't let them play games with you. If they play games, give them lease violations (like late fees, etc). It sucks, but if you have to evict them, definitely do it sooner rather than later so you're not 2-3 months of no rent and with them telling you we will pay you everything next month (this happened to me!). You will be waiting forever for that next month to post a 3-day notice with them telling you that they will pay everything if you don't file an eviction.
