I would recommend investing out of state in the Midwest to get the most for your money. Those markets will have better cash flow. Out of the Midwest, I would recommend Columbus OH in particular I live and invest here!

Instead of messing around with Roofstock find a local agent in the market you are looking to invest in that focuses on working with investors and sources off-market deals. They are going to have better deals than rootstock and more of them.

If you are looking to invest out of state, you should first narrow down where you are going to invest and find a real estate agent in that area that focuses on working with investors and, more specifically, out-of-state ones. If you are looking for recommendations on where to invest out of state, I would recommend looking at the Midwest. I live and invest here in Columbus OH. It's a nice hybrid of cash flow and appreciation. Once you have a market and an agent, reach out to a lender and get that process started and start analyzing deals the agent sends over to get a feel for the market and what you can afford in it.

I definitely second what @Brandon Goldsmith said you should most definitely be getting positive cash flow in the Cleveland areas.

If you are looking to invest out of state, a good place to start would be the Midwest. I live and invest in Columbus OH and would highly recommend it to people on the west coast where prices don't make sense for you. Columbus OH is a nice hybrid of cash flow and appreciation.

Definitely start young and it will snowball from there. Also, at the end of the day, no amount of books and podcasts can teach you the real experiences of getting in the trenches and dealing with problems that get thrown your way.

As some people have mentioned, the Midwest is a great place to look for out-of-state investing. Out of the midwest, I would recommend taking a closer look at Columbus OH. Columbus OH has lots of population growth and job opportunities, which is what a lot of out-of-state investors are looking for. Also, the Columbus OH market is a hybrid of cash flow and appreciation.

Nice, great to hear! I saw you mentioned Ohio on that list of places you were looking to invest! I live and invest here in Columbus, Ohio, and would highly recommend it. It has lots of population growth and job opportunities, which is what every out-of-state investor would like to see to make them feel comfortable investing in a market. On top of that, it's a nice hybrid of cash flow and appreciation. Above everything I have already stated, it's also home to The Ohio state university, headquarters for L-brands (Bath and Body Works, victoria secret, and Pink), White castle, Wendys, and the new Chipotle headquarters is being finished up downtown.
