2. Your investments in area - Depends on what you are looking for. Linden is great if you want cash flow. Linden, Hilltop, Franklinton, and Whitehall are the best areas for cash flow in Columbus.

4. And also, how is zip code 43211(Linden) area and how is neighborhood Columbus Metropolitan Library: Linden Branch for investment? It's a great location for cash flow and an area that has seen lots of change as of the past few years. The one Linden plan alone has resulted in a new 25 Million dollar recreational center that has already been completed and a lot more.

Tell your nephew you are starting your own business as well as a real estate investor and he will be your first tenant. On a serious note no I think that is quite reasonable.

If there are a lot of prospective tenants scheduling for a showing, you should make it an open house style showing to save your time. You could also just stack them 15 min apart.

Nice! STR's are a great idea here in Columbus. I have a few clients that have given STR's a go here in Columbus and have had some good success. If you decide you want an Air bnb manager in the future, let me know I work with a guy that's the absolute best in Columbus.

I would recommend looking at the Midwest. That's where you will find the best cash-flowing markets. Out of the Midwest, Columbus OH is a great opportunity with cash flow and appreciation.

You have to get creative and find new ways to make deals work. A good example would be if you are looking to buy in an A location with these prices here in Columbus, OH. One of the few ways some of my investors have been able to make those deals work is to buy something that can be an Air BnB. If done correctly, you can get almost double market rent, and that changes how you look at the deal. Another example would be renting to section 8 tenants. In some cases, you can get more rent by renting to section 8 tenants vs just advertising to people off the street using Zillow.
