Totally get this too. This was my first thought. I’m afraid of having any damage done by the cats, even if it is just the morning. I also don’t know the medical information. If they do something damaging, property or a person, I can be in a position of liability.
So this is the other thought I’ve been trying to show that has led to my question. Thanks for bringing up the liability side of things. I was only thinking damages by the cats.

Hey Jeff, that’s exactly what I was thinking. Since I’m here at the property, I’ll be able to keep an eye out for a cat or the smell of one.
I also don’t want to create friction since they have been a great tenant so far with no issues. It’s exactly why I posted the question here is to get that third party perspective to help me keep balance in the landlord/tenant relationship we have. I didn’t want to come off as being too hard but also didn’t want to put myself into a position I don’t want to be in later on.

Good afternoon everyone,
This is my first post here. I’ve recently become a landlord and everything so far has been relatively smooth sailing. I live in one unit of the duplex while my tenant lives in the other.
They recently asked if a friend could visit with her two cats since the friend couldn’t be in her apartment on Saturday morning. Now, it sounds like it is just for the morning but per the lease agreement, I’ve stated no pets. Part of me wants to immediately refer to that and say no pets are allowed in the property. The other part of me feels like I should clarify if it is just for the morning but also don’t want to be caught in a double standard.
So my question is, given this information, how best would you respond to the tenant?
