@Mahmoud Y. Elhalawany we aren't buying to much SFR anymore - only multi. But I've done a little bit of wholesaling my self. Most of the deals fell in our lap. But Im seriously considering diving deeper into it and would love to hear about your successes and best practices! I'll send you a connect request!

Stuart, would love to connect. I actually just launched a 506b fund for my company Keystone Capital Group. We are about 40% raised on a small $2M fund. We are in NC and most of the investors so far are from NC, SC, and VA. But the fund accepts from all over.

There is a lot of good information posted well before my input. If you wanted to be a part of the raise for my fund, we are certainly looking for strategic partners to help raise capital. Hey everyone! I am working on a deal right now that is a 72 unit new construction with surrounding land that could be purchased down the road to add another 125 units. In total the current 506B real estate fund is a $2M dollar fund. Im proud to say that the fund is 40% raised - but I have a long way to go and its proiving to be quite the challenge! The fund is going towards acquisition costs and principal.

8% annual
2.5 equity multiple
5-7 year fund
Minimum $10k investment
1% acq, 1% mgmt, 1% disposition fee

Anybody out there have any contacts or know anyone that could help with the capital raising?

Hey guys! My name is Patrick. I am an investor in the Greensboro NC area. Im new to BiggerPockets so forgive me if my profile is not updated when you view it!

I have a wealth of experience in real estate which encompasses fix/flip, long term rentals, buy/holds, wholesale, and multi family rentals!
My experience includes owning as well as managing up to $2M in assets under management (at highest point 75 doors). In addition to owning and managing I am experience in developing and executing precise exit/disposition strategies.
