Hi Joshua,
It really depends on your situation and your specific needs/wants. Are you looking for custom, semi-custom or spec homes? The average sale price for all new construction homes in the Charlotte region was $488k as of December 2024, so nothing less than $1 million is 100% false. However, the Charlotte region is a very large area, and pricing varies drastically depending on what sub-market you are looking at. I use QC Mechanical for my HVAC services. They run as small operations but do great work IMO. They may not be the cheapest option around, but their service has been great in my experience.

@Andrew Balla I was just looking at some data this morning and 3 zip codes I've got my eye on are 28206 (+11.6% YoY), 28208 (+9.1% YoY), and 28215 (+6.9% YoY - particularly Shannon Woods and Windsor Park neighborhoods which border the 28205 zip code). Those YoY #'s are on the median sale price as of Feb 2024. The median sale prices in those zips are in line with the median for all of Charlotte, right around $375k-$385k. I also really like the 28212 zip code for more of a long-term play on appreciation, with the proposed light rail line hopefully coming in the next 10 or so years. Other areas I also like in the surrounding areas for investments are Kannapolis, Concord, Belmont and Monroe. With all of that being said finding deals that pencil out on the MLS, really anywhere in Charlotte will be slim, but targeting these areas for off-market deals could produce some favorable returns.

Hey @Baker McGinnis I am in Charlotte and would love to connect. My one piece of advice would be to do some research on property taxes in SC vs. NC for non-owner-occupied properties. If you are planning on house hacking, you shouldn't have any issues while you occupy the property. However, if you are not going to be occupying the property I would recommend sticking to NC.

Hi @Anvesh Reddy - I agree with all of the points made by Abel and Theresa. I think your first step should be getting connected with a local Agent who knows and serves the Charlotte market. Inventory is fairly tight right now, but I am still seeing a lot of great opportunities for buyers at this price point. My clients that are taking advantage of these opportunities have been flexible with their search criteria which opens up more options, even in a tight inventory environment. There are plenty of great sub-markets within the Charlotte region to consider as home price appreciation has been fairly steady, along with rents. Happy to help however I can.

Yes, there are plenty of new construction communities in the Charlotte area that allow rentals. However, a lot of communities do have restrictions around short-term rentals and some have rental caps allowing only a certain percentage of the homes in the community to be offered as rentals. It's really a case-by-case scenario. I would highly recommend reading the HOA docs in detail before signing any purchase agreements or working with a local/knowledgeable Realtor that can help you understand those HOA docs.
