Quick update to this tread. The master bath issue didn't really affect the price in the end, only timing. However, it seems the people who needed a master did not consider offering on it. If it had a master it would have most likely sold in 2 weeks like others on the block.  However, we did get 2 buyers who didn't care about the master. I say two because one jackass, after nickle and diming us, backed out leaving me in the lurch. However, in the process, we found a second buyer who offered over asking! She knew the house was for her and the master did not matter. Both buyers were single people with no families. Thanks for the feedback

Thanks for the reply Trent I appreciate it. My realtor is with KW as well. KW rocks! My realtor is asking other agents to get their feedback. The good part is it's in a desirable area that is close to downtown so it appeals to different professionals. Thanks!

I know and understand that buyers want an en-suite. I know I do. However with this deal it's not a viable option. My realtor is optimsitic because property in this area is very scarce and demand is high. She's looking for comps that don't have a master bath. Any though thoughts on how to price? I know she'll have suggestions but I thought I'd ask here as well. For instance I know that properties on busy streets can be up to 10% less than the same house on a not busy street. Is there a general rule to calculate no master bath.

Hi everyone, Is it common practice to add the property management company to your rental insurance? Our PM is asking us to do this. Are there any reason not to do this?

@Louis W I have owned in SF for over 25 years. The laws that pertain in most situations around the country even in most parts of California don't necessarily apply in SF. SF is very tenant friendly. The reality is that to evict a tenant in SF is very expensive and very lengthly. As long as two years in some cases. Also legally there are things you can and cannot say as a landlord to your tenant. Don't forget also that most of SF is rent control and you can only raise the rent up to a preapproved %. This year it is only 1.6%! I would seek legal counsel with someone who deals specifically with the landlord/rental properties in SF and knows in and outs of the market. Self managing can work but it's best to know what your legal rights are as a landlord and what the tenants rights are as well.

I did get a lot of it but that one piece slipped through the cracks. We were purchasing multiple properties  with 1031 exchange on top so lots of moving parts. We’ll see what happens.
