Post: Question on All Cash Deals

Then yes, hard money is another option to explore with a refi once the property is fixed. Play out the numbers and make sure you can afford the holding cost with a healthy buffer zone.

Note: talk to a lender and be sure you'll be able to refi.

I am new to real estate investing, so I am not experienced enough to give the expert advice but from just the other comments I would call and ask questions before I even commit to finding ways to fund deal.

Questions like the state of the property and also maybe ask if you can see the property?

I would look in the tech hubs. Cities with a strong tech industry, such as Seattle, San Francisco, and Denver, can offer consistent demand for rental properties due to well-paying jobs.

If you into Airbnb/ STR markets with a strong tourism industry, like Miami and Las Vegas, can provide short-term rental income.

Lastly cities in the southern and western United States, like Austin, Atlanta, Dallas, Phoenix, and Orlando, have experienced strong population and job growth, making them attractive for real estate investments.

I hope you meant that BC is not as landlord friendly as AB!

 Yeah Anthony, I was thinking that too, cos from my little research I think AB is more favorable to landlords than any other province in Canada.

Thanks Stevo. I am just starting to realize the huge wealth of knowledge that abounds on BP. I bought some books already and have made a daily commitment to visit this forum every morning for at least an hour.

I totally agree with what @Corey Conklin said. It's a constant effort to assure my wife of the decisions I am making with regards to my interest in investing in real estate. 

My wife was always sounding like I am unable to make sound decisions so she will always asked if I have told her brother in-law or another of our family friends, even though none of these people are real estate investor. 

Until I made her see what see what she was doing, then she realized and said she does not mean to question my decisions but she just wants me to talk to someone else cos she's not knowledgeable. So sometime it's just their fears and we have to communicate effectively with them.

I am an aspiring investor and hoping to do my first deal anytime soon as I have some money saved up in the last 2 years. I am still learning how to analyze deals. 

I am happy to connect as I am interested in Alberta market and have chosen there as my first market.

I am from British Columbia in Canada and looking to start investing in real estate. I have been doing some reading and investigating the market where I will be doing my first investment, I am leaning towards Alberta. I have managed to save up some funds over the last 2 years from my current job.

I have been reading Brandon's books on real estate investing: Investing in Real Estate with No Money Down and I just bought his books on rental property investing and managing rental property.

I am very interested in rentals to build up a portfolio and I am open to any advice on:

1. How to do the numbers for successful rental property acquisition. I also bought a book on this.

2. Key things to look out for before purchase and closing.
