Assuming this is not a high end rental I would buy a good used fridge for a few hundred bucks and charge the tenant. The simpler the longer will last, no water or icemaker. Someone mentioned GE. Have one of those as second in my garage for 18 years. Still runs fine. 

By the way had good luck finding replacement shelves on EBay in the past.

Sounds like your ex wife never refinance and your name was on the mortgage when the bank foreclosed. 

I don't think you'll be able to remove the foreclosure off your credit report. Never just walk away from a mortgage assuming your ex (that probably hates you) will protect your interest. Your attorney should have known better.

You will not be able to qualify for a loan for at least 3 years.

@John Michael Rico Yes you can do that.

Is it mortgage fraud? Yes it is as you had no intention from day one to leave in the property.

Will anyone check on you? Probably not I don't remember FHA knocking on my door to check on me when I had a FHA loan.

So if you go ahead with your plan find out what the consequences are if you get caught.

Shower rod for me too. The small bathroom will look bigger and the tile work will pop out.

I don't think that a shower door will add value or help you sell faster. Save the $500.

Get more quotes. About 6 years ago I had Sears installed a Carrier unit with all duct work on a 2400 sqf property in San Diego for $9500. Cheapest quote I got back then was $8000 for a unknown brand.

So 6-8K for 900sqf sounds like a lot. I will not hire a contractor that can't even quote an exact price.

I was looking into some REOs around Phoenix and some have the previous owners still in the house. 

I know evicting renters in AZ is a simple process, but has anyone had experience evicting previous owners?

I will of course hire an attorney if cash for keys does not work. Trying to account for the worst case scenario as far as time and cost.

I will go with HELOC

No closing cost and can take out only what you need as often as you need it and repay at any time. Then do it again.

Look up BRRR on this forum.

Cement board over the studs, then tile over.

Find a better place and move out. It sounds like the place is a dump. Why do you want to stay there?

Make sure you inspect the new place (during the day preferably), Verify sqf before signing the lease.
