@Theresa Holl made great points. It sounds like you have a useful skillset but the key is to identify what specific services you would be offering and to whom those services would be helpful. Sharing your experience on social media would build your credibility and get your name out there.

Wow, that's nightmare situation you went through...

Just curious, did you do a sewer scope inspection prior to closing on the building? It's a simple way to gauge the condition of the building's main sewer line.

Unfortunately fraudulent rental applications are more common than one would think so good on you for catching that. I have some experience with that too.

If you haven't already, you should check with your lender and attorney to confirm that's doable. You should also connect with a tax planner/CPA regarding the pros and cons of having an LLC vs trust vs individual.

 Run. Find a new contractor.

Imagine a realtor refused to provide their real estate license number. At best, it's suspicious.

 It all comes down to price...did your agent provide you rental comps before listing to justify the list price? I recommend asking your agent to get feedback from the showing agents to see what renters are thinking.
