David Dachtera each one I've found they have a month to 2 months to the auction date. Is that even enough time to do anything?

I live in Northern California and what I'm trying to figure out is, it possibly to buy a house that's going to be auctioned soon and that's not on the auction website? How would someone go about that? Since the owners still live in the house can you still contact the owner saying you want to buy their house.

I was sitting and thinking and I was wondering if it's possible to get a house that's in preforeclosure under a subject 2 contract let's say a month before it gets foreclosed on. If the numbers make sense, Could you assign that contract to a buy n hold investor for profit? I mean a subject 2 is where you bring the home owners mortgage payments current then pay them a sum of money to move out so you can rent it out? Right?

Just a thought I had and was thinking about but Is it possible to get a house that's in preforeclosure under a subject 2 contract that's let's say a month before being foreclosed on could you assign that contract to a buy and hold investor for profit? Because isn't doing a subject 2 you're just taking the deed to the property and paying off the default amount and bringing the mortgage current and paying them some cash to move out so you can rent the property out?
