I just spoke to a homeowner about his vacant property. He said he told the bank to take the property back. He said he didn't know if it was in foreclosure or even what the status was. I looked on the Zillow foreclosure site and couldn't find any evidence that it was in foreclosure and the state still lists the gentleman as the owner.
What else can I do to determine the property's status.
Due to the strict laws here about investors talking to people in foreclosure, I didn't dare take the conversation further. I will put him into contact with a friend who is authorized to help with foreclosures, if the property is indeed in foreclosure. But first I'd like to settle the question of the property's status. If it isn't in foreclosure, I won't need to involve anybody else.

I am getting ready to renovate a home in Rowan county and need info about pulling a permit. The application asks for information about the licensed contractor. Is this only necessary if the contractor is pulling the permit? If I pull the permit, do I need to include the contractor info?

I have recently been approached by a homeowner that has offered to sell me her vacant house. She is quite elderly and so I'm trying to do as much of the leg work I can for her.
We have verbally agreed to a price and I have some idea of where to go from here, but I wanted to double check.
This is what I think I know.
The owner has to fill out a property disclosure statement as well as a lead-based paint disclosure statement (house was built pre-1978).
We then create and sign a contract (anyone out there have a contract they typically use for these types of transactions).
I hire a closing attorney to complete the process.
Am I missing anything? At what point would it be best to hire the attorney.
