Thanks for the response appreciate the feedback I analyzed this deal further got my asking price between 160-170k I have a buyer list available from but I don’t know how I will position my offer to her. She resides in Florida family has moved on and just missed pre foreclosure but is still motivated to sell for sure

Detroit area sfr
3,250 sqft 7 bed 6 bath
Owner asking 275k estimating only cosmetic repairs and a plumbing issue last contractor was a friend who caught the covid and stopped work hasn’t touched it since also owner currently lives in Florida.
According to propstream
Home is valued at 190k but I believe ARV could be around 250k and there is an existing mortgage of 141k. If you know about Detroit markets this is in the Boston Edison district.
My question is for those who wish to answer is am I working with somewhat of a deal and what questions should I ask next to move forward maybe jv so I can see the ropes?

Cold Calling!!! I wanna get on the phone with motivated sellers and I’m not by any means shy and am great at reading tones and body language so to speak on the phone working at call centers will do that but I don’t know what sort of questions to ask to know if what they’re telling me and the data I’ve collected before reaching out is forming into a deal help BP.

Yea thanks so much for the feedback sqft is 3,730 rent could be between 1,900-2,500 in rent but being that I don’t have access to private money or my own I think I’ll pivot my focus towards more distressed properties. Tried reaching out to home owner and left a vm gonna try again tomorrow to see if a deal is here and pass that along to the right investor.

I appreciate the feed back, I pulled my comps and data from a trusted resource and you’re right I do need to speak with the home owner before I can answer those questions. I made a 13k to be generous because I haven’t been in the property ie speaking to the home owner.
How long have you been in wholesale rei and how was your first deal and what brought you to where you are now I’m just getting started and my map isn’t filled in all the way if you get my drift
