Joseph Hammel You mentioned a 2 acre lot. Are you maintaining it or is it up to the tenants. I've had bad experiences with pets also but I think Thomas S. is right about the demographic.

Chattanooga hasn't quite exploded yet like Nashville seems to have in terms of population and RE prices.  Still seems like a small town even though  it's growing quickly as well. We moved here from Franklin, south of Nashville, 6 years ago and it has really changed now. 

Thanks @Avery Carl.. I'm still in my W2 Job but building a plan for some options by next year. I would love to be the boots on the ground for some out of town investors. @Andrew A. That's great that you will continue to invest in Chattanooga. Congrats again.

That's great!  Where did you get your financing for the units?  Also, did you find the real estate online course difficult and how long did it take?

Can anyone tell me if one home appraisal can be used for multiple banks when shopping for a HELOC?

I found BP just a few days ago and it seems like a whole new world is out there in REI. This is what I have always wanted to do but never really acted on it. I'm 38 with a wife and two young daughters in daycare. My plan is to learn as much as I can and gain enough funds in the next couple of years to start. Any advice that is out there I welcome. Great to be here and looking forward to many more posts
