I just cannot decide if I want to become a real estate agent. I hear that most agents fail. I’ve watched dozens of videos about the topic. I have a pretty good handle on what the pros and cons are. Can someone please tell me their personal experience with becoming an agent and what their experience was?

Is that Seller Financing master or Single Family master you’re referring to there?

I’m just starting out in commercial real estate, so the banks (community banks) are giving me standard rates. (5% interest, 20 year amortization, 5 year balloon payment, with 20-50% down). With these rates I’m having trouble finding cash flowing properties! I’ve heard about owner financing, HUD loans, and SBA loans. I’m not sure which is the best option for me. What would you guys suggest? Thanks wishing you all the best!

Watch Grant Cardone analyze properties on YouTube. He has dozens of shows that will familiarize you with how he does general calculations. You can also approach your commercial lender for advice. They will want the last couple months of the sellers tax returns and financial statements. And the “trailing 12”. Cardone says his best source of intelligence about properties and markets comes from the banks.

Hey everyone.. I’m a new member and a new investor. I’m jumping right in. I bought a single family home in April and now looking to get into multi family. Little Rock is a tough market for multi family so any advice would be appreciated. I’m so excited and passionate about real estate investing. Everyday looking for deals! If anyone wants a dedicated team member in this area just holler at me.

I’m an investor trying to get into multi-family here myself. I live in Little Rock and have had a couple of deals fall through this month. I’m finding properties with very low cap rates. It’s a very tight nit community I’m beginning to find out. I’m hoping to have my first multi family this year. 16 to 30 units. With partners I could go bigger but have none with money to invest. I know the area very well as I grew up here. There are definitely parts of town you want to stay away from. And some that are growing.
