@ Greg Dickerson is spot on.  I never list until a CO is issued...most of the time I get them under construction.

The smaller mods end up costing me more money to do.  When I hit around 1,500-1,600 sf, it becomes more favorable to do the mod.

In most cases, the mod is built better than site built construction.  I handle manufactured, mods and site built.  I do on the retail and development side,  Sad thing is MOST realtors and plenty on the lending side are not educated in the space.  I have even come across appraisers that aren't.  All should be required prior to licensing.  Just my two cents.

Zoning is key, so before you buy the land, you want to have planning and zoning's blessing. Get a licensed set up contractor first.  They will determine how to block it up.  Make sure you call licensed contractors for HVAC, plumbing and electrical.  Do they normally do slabs or can you just do concrete footings?  I have never done  any slabs for MH's in NC.  If you were to do a slab, I doubt very much asphalt would be approved.

Most manufacturers, if not all, can build these.  It's not Clayton specific. They come with a special stamp in addition to the data plate.  I will look and see where I have stored this information and post from one of my manufacturers.

I do mods here in NC both spec and retail.  If you need some assistance, we can have a chat to discuss the process.  It's probably best you find a dealer or manufacturer within a reasonable proximity to where you are located.  I use three manufacturers and all three are within a 150 miles.  You want freight charges as low as possible.

Where is the park located?  I will need a bit more information.  Have you not spoke to any local lenders?  I may be able to help but you should check locally first.

I may be able to help, Jake.  I would need some more specifics.  The most important being population.  If it's in a rural area and not close to any larger cities, it will be difficult for me to get done.
