 I know of a Carolina based lender.  If you haven't found a lender, let me know and I can put you in touch with them.  What manufacturer do you plan on using if you don't mind me asking  A manufacturer I use here in NC have a nice one story plan if you want to save some money on the finsh work

That is a truly large ask from a biz broker it is a rather interesting community with a lot of characters and certainly not filled with a ton of amazing and trustworthy operators.  Spend a day calling brokers on Biz Buy Sell and you will get a feel for how crazy this space is.  

The sales process should not be fast have they been preparing for their exit?  

The leverage possible with SBA financing should help increase the buyer pool and exposure. Hopefully, they can find a purchaser nationwide versus local so pricing is competitive and they get the best price/terms possible.  

So in summation, no broker getting 10% of the sales price is going to give the best valuation or look out for their best interest and that does not make them unethical; it is simply an impossible ask for their model.  They will look at the earnings apply a multiple and try to get it sold as fast as possible and get their check that is the model.

I am assisting someone who owns a hardware store in NC  It is housed on property she owns.  She can sell separately or together. The business has been there just shy of 56 years.  I just need a broker that will give her a proper valuation and someone that will be truly looking out for her best interest.

 I do it here in NC.  We call it ghost listing.  Make sure you use a real estate agent that knows what they're doing.

That seems high.  I'll pm you a company out of Jacksonville  Affordable and reliable.  They've  done work for me on manufactured, modular and site built for me. for the last 5 years

Fact of the matter is the mfr home market(deeded to real property) trends like the site built market.  I've been in the business as a sales guy and owner since "97.  When I was extremely active in flips, they were the only homes I bought.  In fact, back in the day, I literally had no competition in the Charlotte MSA

I think around 2014, the younger investors caught wind of these hidden gems.  I have only done 2 flips since then because of the margins but never in a million years did I imagine the market inflating as much since then.  If anyone ever needs assistance concerning one, feel free to contact me.
