That is awesome. Thanks for the info. Did the appraisal calculation come out close to what you were expecting?

What rate did you get? Do you mind sharing the numbers? First time hearing about figure.com and this might be a possible route for us as I am looking to add a ADU but know that appraisals don't favor ADU build outs. Looks like as long as the data that they pull includes the new sqft you're good. How do we make sure sqft is updated when they pull this information?

I found a house on the MLS that I would like to make an offer for.
It’s a really beat up house. However, the agent hasn’t been very responsive. I asked to see the house and that I am pre approved. He replied with I will try to get you a showing but the tenant is not being cooperative.
What can I do to get this deal? Should I tell him I could make a cash offer as well?
Surrounding comps for a 3/2 seems to be around 480k
The house is listed at 409k.
The house needs ALOT of work. From the pictures I definitely need to replace roof, you can see the water damage in ceilings, replace walls, bathrooms, kitchens, floors etc.
I am estimating it would cost 70k-80k to renovate.
I’m thinking about making a 300k offer. That will get me 0 money in the deal after refi and cashflow about $200-300 a month. What do you guys think?

I am wondering what to do after a door knock offer is accepted? What is that process? Since I won’t have a agent to help me with the process I need to understand what to do after.

I found a distressed house that I would like to make an offer for. I am wondering if I should try to use the sellers agent so that there is more incentive for the agent hoping that he or she could help out both parties?
Hoping someone could refer me to a good rental investment real estate agent in Las Vegas NV?
