He has the money to invest. They would be 50/50 partners. He just doesn’t have any income to qualify for a loan or have his name on the mortgage loan.

My dad and my aunt wants to invest in a 4 plex in Dallas TX together. However, my dad is retired and does not have any income. My aunt will easily qualify for the loan with her income. How can they get the property together?

When you analyze a deal what are the top 5-10 numbers/ things you want to see right away in your calculations?

Example:

1. Cashflow?

2. $100 door?

3. 1-2% rule?

4. Good neighborhood?

5. Job coming in?

Doing some homework and would help if you all could help answer with your top requirements. Thank you in advance.

How did you pick your market?

How did you meet the people who helped you with the property?

Off Market Deal? Or MLS?

My brother in law does lead, mold, asbestos testing in Southern California. Let me know if your friend need any testing done.

Just read this as well. What about the income tax from the cashflow? Or was the $200 post tax?

High prices in California. Fear of overpaying.

Fear of making a mistake in this market and losing the $$$ I worked so hard to save.

Fear of going out of state without knowing anyone.

Still learning and underwriting deals for now...but I also probably have analysis paralysis.

@Patrick Fraire Her > Sisters > Boyfriends > Mom > Some relative. She shouldnt be pulling any favors that make her lose money. Especially when the boyfriend is not even married to the sister. What happens if that relationship ship goes south. Shouldn’t be that hard to find a place that is in their price range. Then everyone wins.
