Hello fellow real estate investors,

I'm writing this post with a sense of determination and passion, keen to make my mark in the fascinating world of real estate investing. 

Currently, I am an aspiring investor and agent, deeply engrossed in my real estate license studies, and preparing to take that crucial step into the investment arena within the next six months.

Despite the wealth of information available at our fingertips today, I firmly believe that there's no substitute for personal experience and wisdom. Thus, I am on the lookout for a genuine mentor who has navigated the waters of real estate investing and would be willing to help guide an eager learner like myself.

I am open to exploring a diverse range of asset classes, including Single-Family Residences (SFR), Multi-Family Residences (MFR), as well as Buy and Hold, and Rehab and Refinance strategies.

In terms of geographical focus, while I am based in Houston, Texas, I am not constrained to my local area and am open to the prospect of long-distance investing. I am well aware that opportunity can be found in many corners and am willing to venture out of my comfort zone under the right guidance.

Although I am seeking mentorship, I firmly believe in the principle of reciprocal value. I come with a diverse range of skill sets which I am willing to offer in gratitude and in order to provide value for your time and assistance. Whether it be assistance with technology, research, analysis, marketing or even field-specific tasks, I am more than willing to contribute to a mutually beneficial relationship.

I am eager to learn, unafraid to work hard, and promise to be a dedicated mentee. I have a deep respect for the field and understand that patience, diligence, and resilience are key to success. With your guidance, I am confident that I can turn my ambition into reality, while also providing value to you and our broader real estate community.

I've been looking into this company for a while now. Im curious to know if anyone has gotten any turnkey rentals from them and if so, how was the overall experience? Did the properties perform like you'd expected? Also curious about the quality of property management for those who invested out of state. Any feedback is welcomed and appreciated!  Thanks!

I was just in the same boat, however I do not have $120k readily available for Real Estate alone, I was still pondering the idea of buying a primary residence on a FHA loan with 3.5% down, and ALSO invest in a rental property with 25% down. Im still in the process of reviewing options and analyzing my market (Houston) BUT in your case I see no reason why you couldn't make 2 properties work to your advantage.

I came across a Lender who were offering 4.25% on a 30 fixed mortgage, with $10k in closing cost + Owner title in a market where rates are a 6.5-7%. So there are some good opportunities out there. 

If capital is not an issue, I would just suggest taking your time, while diligently working to find the RIGHT opportunities. 

Time IN the market is valued over TIMING the market! Best of luck on your journey!

I believe it will be a lot easier to purchase under your name if you're just starting out. As mentioned above, owner occupied government backed loans don't let you buy in a LLC. Not to mention the main reason for doing this is to protect your assets as they grow. With 1-2 properties I don't think its worth the effort just yet.

Hey Everyone,

I'm Phil, a Houston-based real estate investor who is looking for like-minded partners to collaborate on my first few deals. I've been researching and studying real estate for the past two years, and I'm confident that I have the knowledge and skills necessary to be successful in this industry.
