Hey guys,
Who has rental properties at the Hurricane Ian disaster?
Insurance says will not cover rising waters. I did file claims for 2 properties but doesn't look promising from what I heard. FEMA seems not to recognize me...I'm kinda lost...

Chania area is nice. But it also depends what are you looking for. Crete is a big island

Its my wife's property, but yes still have it. Its rented out, but Im personally not involved.
When you are saying house hack, what are you looking to do? Use it as a vacation home and airbnb it the rest of the time, or live and rent rooms?

You are asking legal matters, for a country that almost no one knows the laws...
What do you expect people to answer?
You shouldn't had gotten involved if there were title issues in the first place, unless you were certain that you can solve them somehow.

I lived for 4 years in Crete.
Your ROI in Greece is pretty low, but if your goal is to buy something for your retirement, prices can't go lower imo, and its a good time to buy.
Rental income will cover just some property taxes (called ENFIA) your maintenance and maybe some property management. Airbnb properties have become popular, worth looking into.

It was not my intention to go the syndication route, because the deals will not be more than 200K.
If it was an apartment complex I understand that it becomes more complicated.
I tried having my attorney draft an agreement, but when I mentioned to him SEC...he decided to pass, since it was outside his field. I do want to raise capital the legal way even though it's less than 1M, during a evolving year.

What route do you think makes more sense to bring together private capital for flips?
Would a simple JVA would suffice at this early point or SEC regulations would make this more complicated, and expensive?

I have 7 properties in Volusia county, 2 in Port Orange, 2 in South Daytona, 1 Daytona and 2 in Deland, and I cannot complain. Good screening, and I stay away from beachside, not only because its rougher but also away from flood zones. Obviously people who dont know the area but visit only at bike week the beach, get that impression.

Welcome William,
I just rented out a property not far from Embry Riddle today. A nice 2/1 that I bought back in 2015...nice times... Today its really difficult to find cash flow deals. Thats why I'm transitioning to fix and flip, where margins have shrunk but still there are ways to make a buck...
Continue reading and listening to podcasts and you will see that there are plenty of ways to start in real estate and not all require big down payments.
