Post: Five-month lease for family with financial issues?

I have a tenant in the house who would like to renew the lease for next year. They send me payment via Money Order and December's (2016) rent never showed up. Long story short, I still don't have it. June's rent had a bounced check for half the rent and a money order for the other half. Husband got recently fired and their only income is from the wife's disability. They said they fixed the situation with their checking account and will send the the remainder of June's rent ASAP.
They really want to stay in the house and said they can make the finances work. Assuming I'm going to rent to them, would it make more sense to send them a traditional one-year lease, or just make it a five-month lease with a possibility of extending it after the New Year if payments are timely and there are no other issues going on?

Thanks for all the advice for this specific situation as well as general ones for the future. As you mentioned - I need to get the tenants out and go to work.

They were allowed to have dogs.
I usually have no problems with animals, but these two made a mess of the downstairs. I'll definitely charge them for the damage, but what can I do in the meantime before I show the house to other potential renters?

Sounds like you have a desirable property and are asking too little for it. So yes, it seems like your rent is too low.

I'm renting a house to a group of guys in a college town. I've never had issues with them over the last two years. Rent is always on time and communication has been good.
The house has an upstairs and a downstairs. They are moving out in July and I went over to check out the property this weekend. They have two dogs that they keep downstairs and the smell in the lower level is terrible. In addition to that, there are major stains on the floor (from the dogs knocking things over and spilling them, but maybe also from the dogs themselves).
This makes the whole house seem really trashy and thus borderline unrentable.
The carpet needs to be replaced and I need to do something about that smell before I can show it to potential tenants. Right now is the time people are looking for housing for next school year.
What is my best option?

I have a rental in a desirable neighborhood. I listed it and got lots of interest right away. In those situations, how common (or uncommon) is it to do a sealed-bid auction for the tenants, assuming all of them fit my qualifications (high-income professionals with families)?
