Hello,

I was told that in wholesale transaction, location doesn't matter. Just find a deal. Is this true? It doesn't make sense to me. Location probably not matter to a wholesaler but to the end buyer, it is and who would want to buy a property from me if the property is hard to sell to an end buyer due to bad location.

Should location be considered?

From the last paragraph on Steve's post, what does traditional sale imply to ( not REO or not cash buyer)????

Someone told me that to wholesale, I dont even need closing company at all. Just sell the contract which has "and/or assign to" word to my buyer. Get the money and out of the deal. The rest is between A and C to close.

Is it the way it is here in CA?

Thank you for all the response. I guess it doesn't matter whether it's HML or PML. I just need to look at their fees and interest.
And it seems like both HML and PML provide "transactional funding", anyway.

I was just reading various topics and I saw a lot of HML's and PML's wording. I thought they are the same but not sure.

Are they the same? What the difference? (I couldn't find it when I googled it)

Thanks for the response. The point no. 1 Vikram mentioned makes sense; however, my situation is different. I have partners (all family members) for the foreign property who will pay mostly of the monthly payment and I'll be using my income here in U.S. to obtain the loan there for them. But the property that I want to buy here in U.S. will be an income generating prop (at least that what I expect it to be:).

So...I guess in lender's eyes, they don't care who helps me pay for the foreign mortgage. They only look at income and debt, right?

I'm trying to get a loan from a bank aboard to buy a property in that country. My question is it still possible that I can get a loan here in U.S. I'm not sure that underwriter here will investigate my payment that I will be making aboard and compare it with my income.

By the way, I live in U.S and have dual citizenship.

I'm looking for closing agent/title company in Socal, Los Angeles area. I called First American; they don't do it. I called Stewart; they said they'll call me back but never did. So, I guess they don't either. So far, I called 6 company and not yet find one that willing to.

Anyone can help me out?
