I have a young individual who is interested in renting my property. He's the chairman of the board of directors for a company that provides housing allowance. He said the company would be paying me directly. Is this something I should consider and stay clear of? How would you guys handle this situation?

What is the individual who is interested has been self employed for the last few years? How would you guys go about verifying their income?

I have 2 individuals who are interested as of right now but both are moving from out of town due to employment. Other than that I really haven't had much luck with anyone else.

I have a 1 bedroom, 1 bath condo that I have listed for rent. Have a single male who is moving into town for a new job as an professor at a local community college but won't be receiving his first check till the following month. How do I go about verifying his income?

What if I really don't want any children living in the property. Would that be violating the federal fair housing act?

Thanks for the advice. Should I list all the rental qualifications criteria on the ad? Having a little trouble coming up with a solid list of the criteria so if anyone has one they would like to share I'd really appreciate it. Property is just a 1 bed, 1 bath town home.

I'm getting ready to list my rental property within the week on sites like Craigslist, Zillow, Trulia, Etc... How much info should I be including in the ad? I'd like to keep it as simple as possible, if that's even possible. Any advice and guidance would be much appreciated.
