Hi,

Can anyone comment on what happens to my personal DTI if I do a 1031 exchange for a multifamily property at a much higher valuation? 

I've heard that lenders do not factor personal DTI into determining willingness to loan against a fully leased income generating property.  I'm thinking of using the proceeds from the sale of a SF rental to purchase a multifamily property that would mean taking on a mortgage in the $1.7-$2.5M range.

I bought my first investment property many years ago and it has since tripled in value. I'm guessing I have about $700-800k in equity to play with. I've been looking at multi-unit investments and am wondering if I should try to cash out my current investment and do a 1031 exchange for a multi-unit property (20+) or take out a HELOC on my first property to finance the down payment on a multi-unit building. Any advice or thoughts would be welcomed.

Hi,

Apologies if this question has been asked and answered on another thread.  I am thinking of doing a 1031 exchange on an investment property I currently own and then doing a cashout refi on the replacement property for a downpayment to purchase a primary residence, which will likely be a duplex. Is this allowed under the 1031 rules? I live in the Bay Area where the rents would more than cover the original replacement property mortgage, refinanced mortgage and still leave some residual cash flow. Are there any holding periods required?

I'm not actually interested in investing in California real estate, it's expensive with very low returns relative to other parts of the country. I'm more interested in learning the principles and strategies behind investing successfully. I will try to check out your forum on the 16th. Thanks!
