Which way to go? You got yourselves in a real catch 22...if your income allows, try Divvy Homes, which is a rent to own program.  They will buy your next home cash and rent it back to you until you get your finances straightened out. Best of luck!

Buy the block...meaning go to Chicago, Atlanta, DC, Philly and buy bandos and tax lien properties. Fix up. Put some on sec. 8 rentals and some as owner finance to good tenants who need a hand up.  You rebuild neighborhoods and make good returns....just need the right team to manage the moving parts...good question!

The correct attorney depends on what type of partnership. Are you forming an LLC together? Doing a private placement? Using their cash, while you do the work? Also, have you worked with this person in the past? Do your values, work ethic, and goals align? Look before you leap into a partnership...best of luck!

If the company is Atlanta Private Lending LLC, James Melton...it's legit. I have seen his work over the years and its the real deal. I would recommend that you get pre-approved and ask for a TERM SHEET that specifies all of the financial estimates. I'll review it with you if you like and answer any questions...hope this helps!

Evictions are back in action, no real effect on the sales market.  It's a non-issue in Atlanta.  If you are looking to sell the property that you own, ask your realtor to do a simple market analysis and it will give you all the stats on inventory levels in your specific zipcode.  That is a better guide than evictions...hope this helps!

Condos are great if you do your due diligence on the front end and check out the HOA thoroughly....really review the bylaws, make sure no major repairs, rental restrictions, or lawsuits block your path. The nicer condos have a limit on how many rentals they can have in order to stay FHA compliant, so it's a good thing and bad thing at the same time.
