@Matthew Greco

Are you positive that you want to sell?
I think this Covid 19 will pass and the rents in NYC will rose pretty quick.
mid you can hold out for a while I think you got a Gem.
no mortgage, and maybe some caped but if all was rented out that some serious cash flow coming in.

If you really are serious to sell, will you be able to do owner financing?

@Natisha Sexton

There are lots of books to read on audible. I would suggest reading 5-8 books to get perspectives from multiple authors.

Also BP has podcast that you can listen to.
lots to take in before you spend your captitol.

@Jacky Johnson

Oh I think I read it wrong. So now you have a mortgage payment of $2300 and if you refinance your payment will be $1750.

If that the case, I would most definitely refinance 100%!

@ Len Miller

I’m researching Cleveland OH as another market that I may want to get into. I’d like to ask you what strategy of RE are you doing in OH?
What made you choose Cleveland OH? And is that the only market you own property in?

@Jacky Johnson

I think this would be more of a personal preference. Here are some questions I would ask.

Do you really need to refinance right now? Is there a reason besides lowering the amount of years on the loan?

Could you use that extra $600 potentially to help pay down the principal

@Joseph Cacciapaglia

I’m little confused as well. I’m using the calculator on BP but at the end I can not hit the finish Analyze button. Any ideas what I could be doing wrong or who I should contact?

@Frank R.

I would not sell the place for sure! You invested 2 years of equity and owe $93K.
If the property was valued at $116 that about $23K in equity so far.

Here is what I would do. Find out in detail what really needs to get done to rent it back out.

Get 3 quotes on those specific things that really need to get done and start saving a portion of the rent to work on the 2nd primary workload so you have some capital in reserve.

@Basit Siddiqi

Basit, The info I have was correct from my tax status. I was able to deduct all the interests that I have paid in a certain year.

Obviously, I’m not an tax accountant and of course Rocco should always refer back to his own situation and his own tax accountant.
But, generally speaking those interests should be tax deductible. Up to what amount can be verified by his tax accountant.

@Kelly Beasley

That’s Fantastic decision! I’m glad you are taking that 1st step. You will learn a great deal and find out that you do not need a partner just to eliminate the fear.

@Andrea Weule

Very nice! I’m interested in going that route. What are some 1,2,3 steps I should suggest I take or maybe books or podcast I can listen/read? Thank you.
