If you are looking for slightly bigger, say 75+ units, then I would recommend Michael Blank's analysis tool which is only $99 I believe. He also has many videos on how to use it. The key with any model will be knowing what numbers to plug in for your sub market

Depends on the bank. Most banks that sell the note to Fannie or Freddie will allow 4 or 10. Also, they won't provide a loan if owned by a LLC.

Seek a portfolio bank that does not sell to Fannie/Freddie and they will loan to an LLC and will not cap it until you cannot meet their debt requirements.

@Kate Weinberg (and others who expressed interest in this topic).

This is almost identical to a situation I found myself in a couple years ago and we periodically hear from others struggling to find a good home for their capital.

BTW, average returns for Large Multi-family is 8-12% Cash on Cash or 15-20% IRR for a 3-5yr hold.

I am in the midst of writing a blog post about the various options I considered (stocks, private lending, SFH portfolio, Multi Family Portfolio, private equity, REITs, etc) and my logic behind selecting what i did.

If it would be helpful, I can share a draft of the upcoming post with you soon.

Congrats Ivan Barratt ! What was the cap rate and what is the projected cap rate at sale? Have been investing in the North East and South East but interested in expanding to other markets.

Vivek R. , people get all caught up in creating an entity because some guru asked them to do so. Have you considered buying in your name and getting a $1mm or $5mm umbrella liability insurance? LLCs are fine but have down side like extra filings, harder to get funding, etc. Just an alternate thought....

As others said, check your state's landlord tenant laws.

Most banks will offer a "tenant escrow" account. It is a sub-account which can be opened on behalf of the tenant which you will manage and the tenant will not have access to. You will need a W-9 from the tenant to open this account.

I don't BRRRR per se but Most of my SFR rentals have been REOs.

The challenge with REOs is that most would not qualify for a mortgage or may need a FHA 203k loan.

Just a FYI - Merrill also offered this margin loan for some of their non retirement accounts.
