Thanks to all for the great info and warm welcome!

Is there a subscription service that tracks all real estate sales in a given area and plots trends by town? Is anyone attempting to use big data methods to analyze housing markets? 

I'm a long-time multi-family owner. I currently have one 4-family property and I used to own a second that I thankfully dumped right before the financial crash (and it lost half its value). I haven't invested beyond my one property since then but I'd like to do a flip or potentially try another multi if I could set up someone else to manage it. 

I posed this question to my RE attorney and he initially recommended it but then backed off the idea, unsure it would help. So I'm in the same boat. I'd gladly do it if it helps, but I've been using insurance + umbrella for over 10 years with no issues. The problem is that I'm trying to protect against black swan events.
