@Cat Woodman Personally, I highly value peace of mind and balance in my life.  When I am uneasy about challenges like this, the feeling seems to spill over into other areas.  I would follow your instincts and ask to be bought out or sell the property.

@Maurice George I was looking at Enid due to the Air Force base and flight school being located there.  Is a lot of the population employed by the Oil industry?  Thanks for the tip.

Good evening everyone.  I am an out of state investor looking to build a team in Enid, OK.  Does anyone have a property manager/agent/contractor out that way that you could recommend?

@Eric Bette For the Jacksonville area I use Navy to Navy homes.  They have been the best property management I have used and I have gone through quite a few between Jacksonville and Pensacola.

@Andrew Postell  Thanks for the detailed response.  This is an investment property out in Florida.  I am looking at using hard money to fund my next property and wanted to make sure I was not overlooking some potentially cheaper money somewhere else.

@Marina Draper I would like to fund a smaller rental property or use it as a rehab fund for a flip.  I looked into refinancing the loan but I am 12 years into the mortgage and it seems far too expensive to go that route.

Good Evening Everyone. I have a property (SFH) worth approx. 190K and I currently owe 125K. What is the least expensive/best way to free up some of this equity to use on other properties? If HELOC is the answer, does it need to be with the same company that holds the 1st mortgage? Thanks in advance for any best practices you may have.

@Christopher Lane My wife and I have been going through this journey together for years now and I can still overwhelm her if I am not careful. I find that learning together and growing together is what keeps our relationship strong. When you listen to podcasts in the car or read a book, you are growing on your own and she is not able to be on that journey with you. Not saying you shouldn't do that but look to other ways to learn together. I think meet ups and REIA meetings (especially with drinks) are a great way for her to hear your goals from someone else. Let her see other people being successful in what you want to do and she may change her definition of risk. I applaud you for writing such a personal post. This is the side of investing the books don't normally cover.
