@Ronald Mejia yeah you’re right! I’ve been local to Norwalk and Stamford my whole life and agreed, its not what it used to be. I own and manage a few properties in Stamford.

@Ronald Mejia its a great time to own property in Stamford! You should buy again if the deal makes sense. Rents are strong and the city is growing... long hold

@Emmett Freedman yeah I dont trust Zillow. Google ‘connecticut judicial foreclosure’ and you’ll find the real list across CT by town (if you haven’t already).

Im not sure what metrics Zillow actually uses to highlight pre-foreclosures (if anyone knows please chime in), but perhaps delinquent payments of some type that hit public record. I wouldn’t be surprised if there’s an uptick in delinquency right now, but don’t forget evictions and foreclosures are largely on hold.

@Mathew Fuentes gas should be minimal if you manage leasing well. $300/year is plenty so long as a unit doesn’t sit vacant in the winter for too long.

@Mathew Fuentes if you are living there then you can work the gas bill into your personal budget. If you are going to have your tenants pay their own gas, $300/month is a lot to pay as the owner. I correlate utilities to my vacancy metric of 5%.

@Mathew Fuentes decent deal depending on how much work it requires. Are you budgeting $300/month for heat? Is it oil?
